How it works
From booking to snag list in one day.
The process is straightforward. You book, we inspect, you get a clear report — all before the developer can say it's your problem.
Book your inspection
Fill in our short enquiry form with your property details and preferred timing. We'll confirm your date within one working day and answer any questions you have before we visit.
We'll ask for the property address, type, number of bedrooms, your developer's name, and whether you're pre- or post-completion. The more we know upfront, the better prepared we are on the day.
We carry out the inspection
On the day, we carry out a thorough, methodical walkthrough of your new home — every room, every fitting, every finish. We work independently, not on behalf of the developer.
We check walls, ceilings, floors, windows, doors, joinery, plumbing, electrics, external brickwork, roof lines, drainage and more. You're welcome to attend and ask questions as we go.
You receive your digital report
The same day as your inspection, we send you a detailed digital snag list. Every issue is photographed, described clearly, and given a priority rating so you know what to push for first.
The report is formatted to send directly to your developer or solicitor. It's plain English throughout — no jargon, no ambiguity. You'll know exactly what's wrong and why it matters.
Take it back to your developer
Armed with your snag list, you're in a strong position to request remediation before completion — or within the developer's defects liability period if you've already moved in.
Most developers have a two-year defects liability period. We can advise on how to present your snag list and what to expect from the remediation process. You don't have to accept a substandard finish.
What we check
We inspect every accessible part of your new-build home. Here's a summary of the main areas we cover.
Interior
- Walls, ceilings and floors — cracks, gaps, uneven finishes
- Doors and windows — alignment, seals, operation, locks
- Joinery — skirting boards, architraves, staircases
- Kitchen — units, worktops, appliances, plumbing
- Bathrooms — tiling, grouting, sanitary ware, seals
- Electrics — sockets, switches, lighting, consumer unit
Exterior
- Brickwork and render — pointing, cracks, staining
- Roof — visible tiles, ridge, fascias, soffits, guttering
- Windows and doors — frames, seals, operation
- Drainage — gullies, downpipes, inspection chambers
- Driveway and paths — levels, edging, surface finish
- Garden and boundaries — fencing, gates, turf or topsoil
What your report looks like
Your snag list is a clear, structured digital document — not a wall of text. Every item includes a photograph, a plain-English description, and a priority rating.
Photographs
Every snag is photographed in context so there's no ambiguity about what we found or where.
Plain descriptions
We describe each issue in straightforward language — what it is, where it is, and why it matters.
Priority ratings
Issues are rated so you know what to push for first — from cosmetic defects to items that need urgent attention.
Same-day delivery
Your report is sent the same day as the inspection, so you can act quickly — especially important pre-completion.
